Indeed, the typical regu latory framework in cities across America means it can take several years to add a new hotel to the market and requires permits, adherence to safety codes and more tax collection.A significant impactAnd our study showed that these advantages translated into a significant impact on the hotel industry in terms of revenues, prices and occupancy rates.Specifically, we found that every 1% increase in the number of Airbnb properties decreased the average revenue per room by 0.02%. Although this impact seems small, consider Airbnbs phenomenal year-over-year growth rate when measuring the companys impact on hotel room revenues. Accordingly, every time Airbnbs supply doubles which is its average yearly pace since inception hotel revenues fall 2%.While its hard to convert this into dollar amounts given the statistical nature of our analysis, we crunched the data on New York City and found that total potential hotel revenue lost to Airbnb may have totaled US$365 million in 2016 alone.The imp act on average room prices and occupancy rates was similar but smaller. Room prices fell 0.003% to 0.03% for every 1% increase in Airbnb supply, while hotel occupancy declined by 0.008% to 0.1%.Bearing down on luxuryAlthough Airbnb was initially perceived to be a potential threat to economy hotels defined as the bottom 20% in terms of average price we found that Airbnb also had a significant impact on the luxury segment or the top 15%.That suggests the company has successfully pushed to provide more unique experiences across the spectrum, and now theres a large inventory of more luxury experiences on the platform where one can rent designer homes and unique accommodations like cabins, boats and even treehouses all of which tend to be in the higher price range.Our findings also showed that midscale and independent hotels were the least hurt by Airbnbs increasing supply, probably because both have very similar price points. You might include something along the lines of, Due to rampant pet food recalls and the increase in reports of pets becoming ill or dying because of poor quality, deleterious pet foods and treats in recent years, there is a significant, growing demand for natural and holistic pet products within this market, which is being underserved in this regard. Not only is this very specific about what you will/do offer, but this also indicates how you will fulfill a particular need, offer products that competitors in your area do not provide and, hence, fill a void in your market. Stephen Wilcox Stephen Wilcox Stephen Wilcox As a child, little did Stephen Wilcox (1830 1893) know that he and his good friend, George Babcock, would be linked inextricably forever. The two met when Babcocks family moved to Wilcoxs home town of Westerly, Rhode Island. The fast friends went separate ways as they entered adulthood, but later reunited in Providence as business collaborators. Wilcoxs work with a water-tube boiler and subsequent improvements with his friend paved the way for power plants for electricity production. Early on, Stephen Wilcox showed his talent as an inventor, and after a public school education and apprenticeship, began studying machines to see if he could improve them as well as thinking about new ways to build others. He received the first of close to 50 patents at the age of 23 for a hot-air engine for a lighthouse to produce fog signals. Drawing of Stephen Wilcoxs water-tube boiler (1856). Then, he turned his attention to developing an improved, safer boiler. At the time boiler explosions were very common and often ended tragically. Wilcoxs improved water-tube boiler increased heating surfaces and allowed better water circulation. This, in turn, reduced the risk of explosion inherent in the earlier designs. Although the boiler wasnt perfect, it was safer and more efficient than earlier ones, and Wilcox was granted a patent in 1856. Within the next few years, Wilcox met up again with Babcock, and they began working together to improve Wilcoxs water-tube boiler. They believed that there would be increasing demand for steam-powered locomotives and engines for manufacturing once the Civil War ended. In 1867, they received additional patents for engine, pump, and boiler designs, and they formed Babcock Wilcox to manufacture and sell their products. The Babcock Wilcox Non-Explosive Boiler, as it was called used tubing to generate higher pressures and was more efficient than earlier designs. It became standard for all large boilers because of its ability to handle higher pressure. When Thomas Edison began his work on electricity in the late 1870s, the inventor bought a Babcock Wilcox boiler and later used it in a public demonstration of incandescent lighting. The boilers also powered two of the countrys first central electrical stations in Philadelphia and New York in the early 1880s. A book written by the two partners in 1875, called Steam: Its Generation and Use, outlining the requirements for design or construction of a perfect steam boiler, showed their understanding and insight of the basic principles of what it takes to make a durable and efficient steam generator. The standards they put forth represent best practices even today, and their book has become one of the longest continuously published texts of its kind with periodic updates from the Babcock Wilcox Co. The 41st edition released in 2011 includes new topics such as environmental protection and emissions control. Wilcox retired in 1881 but continued carrying out experiments in several areas and received patents on numerous engines and parts over the next decade. In 1889, he produced a marine water-tube boiler which was installed in a yacht he had built and named the Reverie. Marine boilers based on his designs eventually powered U.S. and British naval ships. Wilcox died on Nov. 27, 1893, and 19 days later, his long-time friend and business partner Babcock passed away. The company they incorporated in 1881 is today a leading international provider of energy products and services. Nancy Giges is an independent writer. If you have more than a decadeâs worth of work experience, at some point, the earlier experience becomes anecdotal. A job description of every single job you had since high school is too much. What It Takes to be Great What It Takes to be Great Yaeger left the audience with a bookmark-like handout containing 16 consistent characteristics for greatness. The characteristics varied from understanding the value of association and seeing victory before the game begins to not playing for the money and embracing the idea of being a role model. As a senior in college soon to enter the workforce, I was inspired by his message. A quirky hobby of mine is reading biographies; I love to see the story behind the success, so Yaegarâs examples hit home for me. After reading his provided characteristics and the qualities from numerous biographies, I was inspired to write down a few characteristics of my own. No matter what area you enter, whether sports, technology or HR, you should always aim to be great, always push to be the best in your field. Check out four commonalities of successful people below: 1. Recognition Those who have excelled in their field did so because they first recognized what it is they were supposed to be doing. We all have innate abilities and recognizing what they are and how to use them in our futures is vital. Iconic athlete David Beckham said that even at an early age he always knew he wanted to play soccer, even stating this each time a teacher would ask in school what he desired to be when he grew up. 2. Determination Successful people are determined. They have the attitude that theyâre going to do whatever it takes to reach their goals. It is said that Thomas Edison had around 1,000 unsuccessful attempts before inventing the light bulb, but, as we all know, he did not throw in the towel. He said, âThe three things that are most essential to achievement are common sense, hard work and stick-to-it-iv-nessâ¦â Stick-to-it-iv-ness e.g. determination. 3. Concentration With our fast-paced society, staying focused can be difficult, yet necessary. Itâs very easy to begin a task, or even a career path, and never finish it. But those who have accomplished their goals and attained the highest levels in their industry did so because they concentrated on their professions. Being great requires the ability to eliminate outside factors and devote time, attention and resources to your craft. Michelangeloâs Statue of David is a 17-foot masterpiece that took three years to sculpt. Michelangelo started out with a misshapen block of wood that two artists before him had attempted to carve, yet he focused on his vision and did not give up until he completed the task. 4. Appreciation There are always obstacles on the path to greatness; itâs inevitable. Yet, if you look at the life of any successful person, you will learn how the setbacks and adversity he or she faced prepared the individual for the future. Valuing what you had to go through is essential to success because it helps you see the life lessons. At 30, Steve Jobs was fired from the company he started, Apple Inc. He then started NexT, which was eventually bought by Apple and became the heart of the companyâs rebirth. Jobs said that although it didnât feel good at the time, he was convinced that the benefits of NexT never would have happened had he not been fired. He appreciated what looked like a setback in his career because it eventually propelled him forward.

Basically, it just doesnât feel right. It gnaws at you. Like the guy who refuses to address his alcoholism. He denies his addiction. Tells himself he can stick to just a few glasses of wine. But the cravings persist. Deep down, he knows. Heâs lying to himself.Or the woman who swears that her abusive husband will change. He seemed really apologetic after the last time he struck her. Maybe this time will be different? But of course, she knows the truth.Voice of doubtThe little voice in side our head, fueled by fear and insecurity, likes to lie to us. It masks its lies in false charm and is slow to reveal the truth.Itâs like a charitable friend who says you look fabulous in that new outfit. But if you probe long enough and ask for the truth, the friend will eventually admit that yes, maybe you do need to lose a few pounds.So what is the nasty habit thatâs killing your dreams?Unreliable self-talk.Itâs something we all do. Even the most self-confident people have moments when the voice of doubt starts its nasty work. Questioning. Doubting. Reliving past failures and cajoling our insecurities.Or the little voice does the opposite and caters to our ego. It tells you how great you are. How talented and brilliant your work is.Donât fall for it.If you want to achieve your dreams, you have to put unreliable self-talk in its place. Hereâs how:Fact checkSure, you might be convinced that the manuscript you spent two years slaving over will be a publishing sensation. But before you start popping champagne corks in premature celebration, ship your tome off to a few editors.Do some fact checking, to see if your work truly measures up. Compare it to the work of others. Also, if impartial editors shred your baby, donât despair. Better to find out early and learn from the experience. Better to keep growing than listen to that lying voice in your head.The same approach holds for negative self-talk. If you got passed over for a promotion, donât assume itâs because you suck. Itâs possible a more qualified candidate was selected. Try to find out what the winning candidate possesses that you donât. Then work to develop those skills.Seek unbiased feedbackYour Mom loves your paintings. So do your friends and family. They donât want to hurt your feelings, so they lie to you. They do it with benevolent hearts, but never the less, false praise wonât get you where you want to go.Be wary as well for the opposite side of family/friendsâ praise, which is unfair criticism. Find outsiders who donât know you to get unbiased, straightforward feedback about you or your work.Accept changeThe voice in your head is always running, and it hates change. Status quo is much easier than upsets, changing course and having to learn new things. Learning to accept change rather than fighting it will help calm that internal dialogue.Toward the end of my law enforcement career, I knew I was ready for a change. I yearned to throw myself into my creative life, but fear made me hesitant about retiring early. The voice in my head said to hold off, but my heart said otherwise. So I accepted that change was inevitable and I retired early. It was the right move for me.Manage your attentionDonât be held hostage by your internal conversations, because theyâre frequently fueled by insecurity, fear, jealousy, conceit or false bravado. Also, they can distract from paying attention to more important things.Get your attention off your internal conversations by educating yourself. Seek the council of wise people whom you respect. Tell them your story. Your circumstances.
